How Long a 203k Really Takes in Philadelphia

Plan on 45 to 60 days to close, then the renovation. Here's what sets the pace, and what you can do to move faster.

Renovation loans take longer than regular mortgages because there are more pieces: a contractor bid, sometimes a HUD consultant, and an appraisal based on a future value. Here's how the time breaks down in Philadelphia.

Before closing: 45–60 days

Step Typical time What moves it
Pre-qualification 1–3 days Documents ready up front
Inspection period 10–15 days Contractor available to walk the house
HUD consultant visit and write-up (Standard 203k) 7–14 days Consultant scheduling
Contractor bid 7–14 days Contractor responsiveness
As-completed appraisal 7–14 days Appraiser workload
Underwriting and closing 10–20 days Clean contractor documents, title

Several of these steps overlap. The contractor bid is almost always what slows things down, so line up your contractor early.

Philadelphia-specific factors

  • L&I permits. Your contractor needs permits from the Department of Licenses and Inspections for most renovation work in the city. Permits aren't required to close, but starting the application early means work can begin soon after closing.
  • Historic districts. If the house is in a local historic district, exterior work may need Philadelphia Historical Commission review. That can add weeks. See our historic district guide.
  • Estate and REO sales. Estates sometimes need court or executor paperwork, and bank-owned properties need utilities turned on for the appraisal. Both can add days.
  • Water and sewer. Title may turn up unpaid water bills or City liens that need to be cleared at settlement.

After closing: the renovation

  • Limited 203k: HUD allows up to 9 months. Most projects take 2–4 months.
  • Standard 203k: HUD allows up to 12 months. Most take 4–8 months, depending on scope.
  • HomeStyle and CHOICERenovation: generally up to about 15 months.

Draws are paid as work is completed and inspected. Contractors who've done renovation loans before know the rhythm. Those who haven't need coaching, and we provide it.

How to move faster

  1. Get fully pre-qualified before you shop.
  2. Choose a contractor before you make an offer.
  3. Ask for a detailed, itemized bid on day one, not a one-line number.
  4. Have utilities on for the appraisal and consultant.
  5. Respond to underwriting requests the same day.
